			<content:encoded><![CDATA[<p>New statistics from the association of realtors has just been released, and a downward trend continues in the number of available listings in this market.  Compared to December 2011, the total number of active listings is down by about 25%.  Of the available properties, 36% are what are classified as distressed, short sales or foreclosures.  This translates to about a 3.5 month supply of homes at the current sales rate.  A normal balanced market is considered to be six to seven months supply.</p>
<p>Everywhere I hear people comment how bad the market is, and no doubt nationally there are some markets that are really hurt.  But our local market still has a healthy amount of buyers out there looking for the right home.  If you are thinking about selling, the bottom line is you won&#8217;t have as much competition as in the past.  I will continue to update these trends in blogs to come!</p>
